Garage Door Maintenance in the U.P.: Three Dates the Lake Picks for You
In Marquette a garage door is maintained around the weather, not the calendar in the manual. What to do before the first hard freeze, what to watch in January, and the salt flush that keeps the bottom of the door from rusting out by May.
The maintenance schedule printed in an opener manual was written for a garage somewhere with a real spring. In Marquette County the door lives through two hundred inches of snow, five months of road brine dripping off the car, and a Lake Superior wind that finds every gap in the seal. The useful schedule here is three specific moments in the year, and the lake decides when they arrive.
When should you get a garage door ready for winter in Marquette?
Before the first hard freeze, which for most of the county means October. Everything on this list is easier at forty degrees than at ten below, and two of the items can only be done in a garage that has not frozen yet.
Balance the door while the springs are warm. Pull the red release cord with the door closed and lift it by hand to waist height. Let go. A door with healthy springs stays where you left it. A door that sinks or feels heavy is telling you the springs are near the end of their cycle life, and spring steel gets more brittle as temperatures drop. A standard torsion spring is rated around 10,000 cycles, which works out to seven to ten years for most households. If yours is in that window and the door feels heavy in October, the bang is coming on a January morning. Spring replacement in the fall costs the same as spring replacement in a blizzard, minus the blizzard.
Lube with something rated for cold. A silicone or white lithium spray on the hinges, roller stems, bearing plates, and the spring coil. Not WD-40, which strips what grease is left and leaves bare steel for the salt. Summer-weight grease stiffens in an unheated garage and turns a quiet door into a clattering one by December.
Look at the bottom seal like it matters, because here it does. The rubber strip under the door is what freezes to the slab on the first cold night after a thaw, and an opener that tries to lift a frozen door either strips its own gear or drags one side loose. Run a hand along the seal. If it has gone hard, cracked, or flattened to nothing at the corners, replace it now while the door still opens. A supple seal releases from ice. A hard one does not.
Set the opener’s force where a frozen door will trip it. Every opener has a force adjustment. Too high and the motor will fight a door frozen to the slab until something gives. Too low and the door reverses on its own weight in the cold. The test: with the door opening, hold the bottom edge with moderate pressure. It should stop and reverse. If it keeps pulling, turn the force down. If it reverses before you touch it, up a notch.
Test the battery backup, or admit you do not have one. Superior gales take the power out mid-storm. A newer opener with a backup battery still runs the door a handful of times. An older one leaves you pulling the release cord in the dark, which is fine, once, if you know the drill.
What does a garage door need in the middle of a U.P. winter?
Mostly, not to be fought. January maintenance is less about tools and more about not letting the opener do something dumb.
Keep snow out of the door’s path. Not the driveway, the six inches under the door. Plowed and drifted snow packs into ice against the bottom seal, and the door closes on it, and the next morning the whole edge is frozen down. A shovel pass along the threshold after every plow takes a minute and heads off one of the most common winter calls we get.
When the door will not lift in the cold, do not keep pressing the button. Pull the release, try it by hand, and if the bottom edge is frozen, free it with a flat shovel or a bucket of warm water along the seal. Then re-engage the opener. A door that got dragged up while frozen on one side is the door that ends up off its track, and that is a service call instead of a shovel.
Listen on the first open of the morning. A door that is louder everywhere in the cold is normal. A grind or a thunk in one spot, every cycle, is a part reporting in, and the cold did not cause it. The winter noise guide sorts one from the other.
Watch the photo eyes. Snow blowing in under the door, or frost forming on the lens on a below-zero morning, will keep the door from closing and blink the opener light at you. Wipe both lenses. It is the cheapest opener fix in the county, and a common February phone call.
What should you check on a garage door after the snow melts?
May is the third date, and it is the one most people skip, because the door is working fine and the weather is finally good. May is when the salt has finished its work and the damage is visible.
Every winter evening from November to April, brine drips off the car and puddles at the threshold. The bottom two feet of the door system sit in that puddle. Salt is what rusts a garage door here, and it only reaches the parts within arm’s reach of the slab. Walk that zone with a flashlight.
Start at the bottom brackets and the cable ends. The cable’s bottom loop sits an inch or two off the slab, in the brine, five months a year. Look for orange dust on the bracket and any change in the cable’s surface at the bottom. Then the bottom section, inside face, low down. On a lot of doors around here there is a band of rust bloom at exactly the height the slush line reached, a hand’s width above the seal, running the width of the panel. Above it the paint is fine. That band is where the panel will rust through in a few more winters. Wire-brush it, prime it, and it stops. Ignore it and the bottom panel eventually needs replacing.
The bottom foot of each track comes next. Salt slush collects in the track’s channel at the floor. Rinse it out with a hose, dry it, and look at the bottom rollers while you are there. A roller that has gone flat on one side, or a steel roller whose bearing has rusted solid, is a set that is due. A sealed nylon set runs $110 to $220 installed and is the single quietest upgrade a door in this county can get.
Then re-lube everything you lubed in October. The hose took some of it off. The winter took the rest.
What does this cost, and what does skipping it cost?
The three dates cost you an hour or two a year and a can of lube. When something turns up that needs a truck, a service call and diagnosis in the Marquette area runs $75 to $95 and is credited toward the repair. Opener work usually lands between $85 and $225. A single torsion spring replaced is $180 to $350.
What skipping it costs is the same repairs, on the coldest morning of the year, with the emergency premium on top, plus whatever the opener tore up trying to lift a frozen door. A lot of winter calls start as a seal that could have been replaced in October or a snow ridge that could have been shoveled.
